LOWCOUNTRY BUYER ADVISORY

Find the right Lowcountry home, and know exactly what you're buying

From pre-approval to closing day, I help buyers across Charleston, Berkeley, Dorchester, Beaufort, Jasper, and Colleton counties make confident decisions in a market where flood zones, HOAs, and inspections can make or break a deal.

Who I help

Every buyer's path looks a little different. Whether you are planting roots for the first time or looking for coastal waterfront, I tailor your experience to match your specific goals.

First-time buyers

I'll walk you through every step, from getting pre-approved to understanding your closing costs, so nothing catches you off guard.

Relocating to the Lowcountry

Moving from out of state or on military orders? Virtual tours, video walkthroughs, and honest neighborhood guidance mean you can buy with confidence from anywhere.

Buying and selling at the same time

I'll coordinate your timelines, contingencies, and closing dates so you're not stuck carrying two homes or scrambling for a place to live.

Second homes and waterfront

Docks, flood insurance, elevation, and rental rules all matter. I'll help you understand the full picture before you fall in love with the view.

Why work with me

A different kind of buyer's agent

Before real estate, I spent years in civil engineering design working with site plans, permitting, drainage, and wetlands. That background helps me spot things many buyers, and many agents, miss:

  • Flood zones and elevation: what they mean for your insurance costs and your resale down the road.
  • Drainage and lot grading: where water goes when the Lowcountry gets a summer downpour.
  • Permits and additions: whether that enclosed porch or bonus room was done the right way.
  • Wetlands, easements, and setbacks: what you can and can't build or add later.

I've lived in the Lowcountry for 30 years, so I can also tell you what a neighborhood is really like: the commute, the traffic over the bridges, and which areas hold their value.

Buying in the Lowcountry

What Lowcountry buyers should know

Buying real estate in coastal South Carolina comes with unique factors that buyers from other regions may not expect. From local environmental checks to community regulations, here are the essential considerations before you buy.

Flood insurance

Some homes need it and some don't, and the cost can vary significantly from one street to the next. Always get an insurance quote before you make an offer, not after. Know your Flood Zone before you make your offer.

Wood Destroying Insect Inspection (CL-100)

Most lenders require buyers request a CL-100 wood-destroying insect inspection before closing. Termites, wood boring beetles and wood rot are a reality of living in our humid coastal climate, so having this clear report is critical. Even if paying in cash, I recommend this inspection to every buyer. I also recommend if the property is not already under a termite bond, after a clear CL-100 letter, upon your purchase. Day 1 hire a company to protect your investment.

HOAs and POAs

Many Lowcountry neighborhoods are governed by associations. Rules, covenants, annual dues, and one-time capital contribution transfer fees vary widely across communities.

Crawl spaces and moisture

Coastal humidity is tough on homes. A diligent home inspection must look closely underneath to check vapor barriers, crawl space encapsulation, and moisture levels.

Commutes and bridges

Where you live can drastically change your daily drive depending on bridge crossings and peak traffic times. I want you to evaluate practical routes for your lifestyle.

“Highly highly recommend Yvette! Working with her was absolutely amazing. The professionalism and care throughout the entire process definitely puts her in the top 1% of agents here in SC! Phenomenal experience!

Frequently asked questions

Everything you need to know about navigating the home buying process across the Lowcountry with dedicated guidance.

How much does it cost to work with you as a buyer?

We'll agree on my compensation in writing before we tour homes, and I'll explain it clearly so you understand the agreement you are entering into. In South Carolina it is called the Buyers Agency Agreement which places you as my client. You also have the option to become only a customer, with limited services. I'll explain this to you clearly so you can make your decision the level of agency representation you feel comfortable with.

Do I need to be pre-approved before we start?

It's not required for our first call, but it's the first step before touring homes. Sellers expect it with an offer, and I can connect you with local lenders.

Can you help if I'm moving from out of state?

Yes. I do video tours and virtual walkthroughs, and I'll give you honest input on neighborhoods, schools, and commutes, so you can buy with confidence before you arrive. Again, agency representation must be established and Pre-Approval from your lender is required even for video or virtual walkthroughs.

Can I buy a new home before I sell my current one?

Often, the answer is yes. Sometimes, unless your home is under contract, the seller may not feel comfortable accepting your offer. Best practice is start touring homes once your home is under contract and your buyer has gotten past due diligence and contingencies. Then I'll coordinate both sides to the best of my ability and try to match your  timelines, contingencies, and closing dates  to work together seamlessly. Humans throw audibles so make sure your home contract is secure before you start touring and making offers. Most sellers will want to see your contract on your home and speak to the buyers lender before accepting your offer. Some buyers look for a bridge loan so they can start touring and making offers. I will always do my due diligence to advise you and send you to the right source for information outside of my licensing.

What areas do you cover?
